What options do you have when you can’t find a home that meets your wants and needs?
The dilemma of going over budget to buy in a home in Naples is becoming more prevalent in the extreme housing shortage we are experiencing in the Naples area. For several years now, people have been moving to Naples from all over the country. Especially this last year. Check out this graph below that shows the amount of homes for sale tanking since February 2021.
A recent study found that nearly two-thirds of buyers are thinking about going over budget to buy a home to meet those wants and needs. This “dream home” means even more to millennials of whom 76% say they would go over their budget to purchase. Why is that? What would prompt hardworking people to stretch their income producing efforts? Well, 30% of people cited location as being the most important reason while 24% cited having enough space was the main reason. A big yard came in at 7% as the most important reason for going over budget to buy a house and that is no surprise as most millennials don’t like yard work, at least the ones I know. Yard work was my punishment when I screwed up as a kid so it’s not a great memory to be out raking leaves. Bug I suppose it’s different when it’s your home.
Something that folks should remember when going over budget to buy a home in Naples is that things break. It is best to not go over budget because you WILL have regular homeowner maintenance and any of the various life issues that come up. Don’t be house poor. Stick to your budget and try to take your emotions out of the purchase. Let go of the “dream home” mentality and get a home that fits your financial situation. Fix the home up, but don’t over-improve it. Keep your credit score healthy (above 740), pay your mortgage every month and then sell in a few years and buy a better home.
