Whether you’re eyeing a luxury retreat in 34102 or looking for some space in Golden Gate Estates, the December data provides a clear roadmap for what to expect as we kick off 2026. Here is your breakdown of the Naples December 2025 housing market metrics.


Median Sales Price

The "story" of our median price this month is one of divergence. While the overall market saw a slight dip, our high-end coastal pockets continue to defy gravity.

  • Overall Naples Market: $570,000 (Down 5.0% YoY)

  • 34102: $2,500,000 (Up 4.2% YoY)

  • 34103: $1,262,550 (Up 62.4% YoY)

  • Golden Gate Estates: $552,000 (Down 8.0% YoY)

The massive jump in 34103 is a reflection of the heavy concentration of new construction and significant renovations finally closing. In contrast, the slight softening in the overall market and Golden Gate Estates suggests that buyers are becoming more price-sensitive in the mid-range segments, demanding more value for their dollar.

Pending Sales

One of the most encouraging signs for 2026 is the surge in pending sales. Buyers are clearly getting off the sidelines, likely encouraged by the stabilizing interest rate environment.

  • Overall Naples Market: 570 (Up 15.6% YoY)

  • 34102: 19 (Up 18.8% YoY)

  • 34103: 35 (Up 20.7% YoY)

  • Golden Gate Estates: 50 (Up 2.0% YoY)

Double-digit increases in pendings across the board (except for the Estates) indicate that the "wait and see" approach is ending. People are ready to make their move.

Closing volume in December was impressively high, confirming that the demand for the Naples lifestyle remains a national outlier.

  • Overall Naples Market: 774 (Up 29.0% YoY)

  • 34102: 27 (Up 50.0% YoY)

  • 34103: 34 (Up 13.3% YoY)

  • Golden Gate Estates: 61 (Up 35.6% YoY)

A 29% increase in total sales year-over-year is a massive signal of market health. It shows that even with higher carrying costs (insurance and taxes), the fundamental desire to live in Southwest Florida is winning out.

Days on Market (DOM)

How long is it taking to move a property? It depends heavily on where you are.

  • Overall Naples Market: 56 Days (Up 5.7% YoY)

  • 34102: 90 Days (Up 73.1% YoY)

  • 34103: 90 Days (Up 45.2% YoY)

  • Golden Gate Estates: 45 Days (Down 11.8% YoY)

The luxury sectors (34102 and 34103) are seeing homes sit longer as buyers become more selective. Conversely, Golden Gate Estates is actually seeing homes move faster than last year, likely due to it being one of the last bastions of relative affordability and space in the county.

As we look into 2026, the forecast is centered on stability. National experts and local data suggest that mortgage rates will likely hover around the 6.3% range. While we’d all love to see 3% again, that’s not on the horizon—but the good news is that the "shock" of 6-7% rates has worn off.

Buyers have adjusted their expectations, and many are finding that a slightly lower rate in 2026, combined with more inventory, creates a much better buying environment than the bidding wars of 2021.
