The Naples real estate landscape has undergone a significant transformation over the last twelve months. As we wrap up November 2025, the data reveals a market that has largely moved past the "election paralysis" of 2024, settling into a more predictable, albeit nuanced, rhythm.

Total Sales & Pending Activity: Rebounding from 2024

One of the most striking headlines this month is the recovery in sales volume. Across the Overall Naples Market, total sales are up 10.5% year-over-year.

To understand why this jump is so significant, we have to look back at November 2024. Last year, sales were the second lowest since 2012. This was largely due to the Presidential election and the heavy cloud of uncertainty that kept buyers on the sidelines. In 2025, that "wait-and-see" energy has converted into action.

The Pending Connection: Pending Sales are a vital leading indicator, as they represent contracts signed that typically turn into Total Sales within 30 to 60 days. This November, Pending Sales across Naples rose a healthy 14.6%. Notably, in the high-end 34102 ZIP code, pending activity skyrocketed by 39.1%, suggesting a very strong finish to the year despite total closed sales remaining flat (0.0% change) for that specific pocket this month.

Total Sales might be the single most important metric when looking at the health of a market. Results. People want to see results. A closed transaction is the very definition of results, a culmination of many decisions, marketing, hours of searching and pushing paper to get to the final result of seeing that status shift from ACTIVE to SOLD.

While it is great to see Pending Sales and Total Sales continue to show strong momentum, softening prices appear to be the reason for such activity. The Median Sales Price for Overall Naples fell 4.7% from November 2024 while Golden Gate Estates was down 11.8%. The Old Naples/Royal Harbor area jumped 48.6% but 34103 (Park Shore) dropped 26.5%

For the first time in years, buyers have the luxury of choice and time. Overall inventory is up 2.4% from November 2024 to a total of 5,801 units. But this isn't a huge jump from pre-Covid levels when Inventory sat around 5,700 in November 20218 and 6,400 in November 2018. Despite softening prices, sales are still increasing! God Bless Naples.

ZIP 34103 saw a significant jump in inventory, up 17.7%. This increase in supply could be a contributor to the cooling median price in that area. Golden Gate Estates is the outlier, with inventory actually dropping 4.1%. Despite fewer homes for sale, total sales in the Estates dropped 29.2%, indicating that buyers in this segment are particularly sensitive to current interest rates.
