I tried to save some time this month by having AI help me write The Naples October 2025 Housing Market Update, but I wasn't impressed with the results, as it were. Let's get into the most recent Naples Housing Market Update and exercise our minds together. Remember, the percentages are always referencing the year-over-year change and I report on single Family Home & Condo sales, combined. I'm happy to give reports on specific ZIP codes, neighborhoods or even homes. The Numbers

The Overall Naples Market was up .9% to $575,000 in October after a couple of down months. Insert speculation here. Despite all the various ideas you will hear, the fact is, prices have not crashed. Probably because Pending Sales and Total Sales have been strong the last several months. I like to share the graphs produced by the Naples Board of Realtors as it gives a visual representation of the market and how it compares to previous years. Prices have, for the most part, stabilized over the past couple of years if you look at the Overall Market in Naples. But I type "stabilize" a bit loosely as the high end during season has reached $650,000 the past couple of years but then falls to around where we are at now during the summer. $75,000 is considered a huge swing on other markets.
 
34102 is up 42%  and Golden Gate Estates rose 3.1%. Park Shore fell 20%, but we have seen this time and time again. The higher end communities have swings like this. December might show a big increase in price. Stay tuned.

Pending Sales, also known as "Buyers & Sellers Finally Came to an Agreement" documents, exploded in October. Overall Naples - Up 59.2%, Old Naples area - Up 75%, Park Shore - Up 115.4%, Golden Gate Estates 32.5%. We know that some buyers and agents' strategy is to lock up a contract and try to work sellers down on price once the sellers start making next step moves. This works for some, but not all. In addition to bad inspections, low appraisals and oftentimes, bad communication between agents, deals blow up and don't close. This is a big reason why Total Sales are never in line with Pending Sales. But the good news right now is that a lot of these Pending Sales are translating to Closed/Total Sales. More on that below.

Total sales are a natural segway from the "Buyers & Sellers Finally came to an Agreement" (Pending Sales) topic above. Across the board, Total Sales are up. This is a result of big Pending numbers from 30-60 days ago. Maybe even 15 days to 80 days ago. Escrows can last for months, but it's not a common occurrence. Total Sales for Overall Naples was up 33.8%!! Even high end ZIP codes 34102 & 34103 are up. 57.1% for 34102 and 27.8% for 34103. Our friends out in the Estates put up +43.2% in sales as well! With the news that the Naples housing market is moving, expect a spike in listings in January. I know that I have a few coming on. Days on Market is the all-important metric that we look at to determine "what's wrong with the house". Pricing, curb appeal, house smells like fish... Whatever. The amount of time a home has been for sale can say a lot, including the motivation or lack thereof, of buyers. Old Naples and Park Shore saw significant declines in Days on Market (DOM) for single Family Homes and Condos combined while Golden Gate Estates showed a 50% increase in Days on Market. Overall Naples jumped 17%. Again, insert speculation here. Dancing mortgage interest rates, government shutdown, maybe even the fact that SWFL skipped hurricane week this year contributed to a decent October. The higher end of the market is definitely seeing gains and Months of Supply in Port Royal is tanking.
