What would you do with 2.58 acres of 100% uplands in the largest subdivision in the United States of America? Say that piece of land included not only an immeasurably valuable 2400sf red steel building with a 200-amp panel, but also a beautiful 2,589sf home with a pool. Golden Gate Estates in Naples, Florida just produced one of its finest offerings this past week with the release of 2112 16th St NE. Built in 2018, this custom home breathes elegance and functionality. The well designed entry to the home truly made me feel like some sort of dignitary as I visited for the first time to begin the process of transferring this absolute delight of a property to the next owners looking to strike gold in the estates. I must admit, I don’t always like every property I list and sell. But for the most part, I can always find a couple of attributes of any home that satisfy my Real Estate Appreciation Meter. But there are many features of this property that strike me as desirable. “2112 16th St NE, I love you. Let me count the ways…”

1. The Roof

Newer home means a newer roof. This is good for insurance policies. Despite my in-laws being told by two different inspectors that their shingle roof had 7-8 years of life left on it, they had to replace it right away because their insurance company at the time dropped them. The roof was older than that insurer would allow. I don’t know if this will change the influx of new insurers coming into Florida recently, but I do know that more options lead to better results for consumers, typically. God Bless America.

2. The Lot Size

Size matters. For anyone looking for acreage, it’s pretty much the bigger the better. This property is 2.58 acres according to Collier County Appraiser. This means you can have a guest house! Some assume that just because you have acreage that you can do whatever the heck you want on it and with it. It’s great that you can shoot all sorts of guns on your property in Golden Gate Estates, but building a guest house requires a few criteria. Here is a snippet I found on Collier County’s municode website:

1.Minimum lot area shall be 43,560 square feet.

2.Minimum lot width shall be 105 feet.

3.The maximum floor area shall be forty (40) percent of the air-conditioned, enclosed living area (excluding garages, carports, patios, porches, utility areas, and the like) of the principal dwelling.

4.Detached guest houses shall not be closer than twenty (20) feet to the principal dwelling.

If you can talk the land owner to the north of 2112 16th St NE into selling, you can add ANOTHER 2.58 acres to your footprint. An additional 2.73 vacant acres abuts the rear as well should you need even more space for a rear entrance to your new-to-you property.

3. 100% Uplands

I don’t know if you noticed, but we live in a swamp. Any piece of land that you look at should be investigated to see if there are any wetlands present and what the FEMA flood map shows. Also, to what extent wetlands are present and what is needed in work and cost and headache to be able to build on that land, if even possible. 2112 16th St NE is 100% uplands according to a report I have on file. So if Collier County blesses your project, build away my friend.

4. The Shop

OMG. The shop is truly my favorite and really should be #1 on this list. I don’t see any other listing in the area right now that has a red steel building of this size and/or quality. 2400sf is a very respectable size workshop. I mean, it’s almost as big as the house! And did you know that red steel is one of the strongest materials that you can build with? I read that red steel is designed to wick water more efficiently than traditional steel buildings, making red steel more ideal for rain and snow. Perfect for the rainy months that we have here in Southwest Florida. It also does rot and is not susceptible to termite infestation. The strength is superior and can span large distances without the need for vertical support columns.

So if that doesn’t sell you on this extremely valuable feature and asset of this property, I will add that there is a 200-amp panel service to the building and I was told by the previous owner that the slab was made extra thick (check permits) as he had planned on parking heavy equipment in the shop and adding a car lift, which was never realized. But with 3 large roll up doors, one could certainly pack this building with toys. On the exterior of this building, you will find a 50 amp plug to service RV parking along with a water line. Just add a bib and you have (almost) full hookups for an RV!

5. Private Yet Accessible

People move out to Golden Gate Estates for a number of reasons. Privacy and space is probably #1 and #2 on their lists. I am a huge advocate for both privacy and space, so, naturally, I very much appreciate those two features of this home. Some properties are so private that Amazon.com won’t even deliver to it. That is not this property. While you might catch a bear on your house cameras roaming around the property at night, you will still be able to make it into town and hit I-75 to go to the airport in a decent amount of time. Probably 20 min to I-75 during off season. During season is a whole ‘nother story. When the population doubles during January through March (season), it brings gridlock to Naples, and to almost every city and town in Florida.

I would like to highlight the Vanderbilt Beach Rd Extension Project that runs from Collier Blvd (951) to 16th St NE. Whereas residents who live on 16th St NE essentially have only Immokalee Rd to get to I-75 (maybe Wilson to GG Blvd if you’re in a pinch), Vanderbilt Beach Rd will help to alleviate the congestion that can occur on Immokalee Rd once the project is completed by about Fall 2025. It should be a pretty drive too, since dozens of homeowners had to give up sections of their beautiful land to make this road possible. Hey, at least there won’t be any McDonalds or gas stations to look at when we eventually drive down Vanderbilt Beach Rd.

Just kidding, I’m certain that some deep pocket developers will sugar-tongue and ear-tickle our elected commissioners into raking over more GGE residents and rezoning a bunch of that Acreage & Estate zoning land to make way for gas stations and strip malls. Remember, our voice can be so much stronger when we organize together to achieve the vision we all share. Many have said “Don’t Miami our Naples”, and some say, “They already have”.

So we have talked about the extremely valuable 2400sf red steel building, the newer roof, the high & dry 2.58ac parcel and the accessibility to this private oasis in the forest. How about the massive 6-seater kitchen island? The soaking tub or the huge walk-in closets in the master suite? I especially admire the wood ceiling cutout in the living area. It is those kinds of touches in a home that make it feel custom. How else would you distinguish a custom home? For me, it is the details that bring comfort and inspiration to the body and eyes, just as this wood paneled ceiling cutout does. Tile work around the showers and tubs, tall doorways and two-tone wall paint all work together to transform what could have been another boring home into somewhat of a work of art. If the current owners read this blog, they may consider not selling!

The screened-in Lanai is so large that the current owners have equipped that space with two outdoor couches, about a 6-foot long fire pit and a gym… I mean. c’mon! So much space!
