Traditional values & authenticity can be likened to the analog nature of records; True & transparent. Though polyvinyl chloride (PVC) is used to produce modern "vinyl" records, it all started with tin foil, then later with ceresin, beeswax, and stearic wax in the early "Edison Cylinders".
In an attempt to not over simplify this analogy before getting to the Naples Housing Market Update, audiophile's will tell you that the sound that emanates from a record, from a true analog recording production, will generate the most rich, warm and detailed sound available. Digital recordings placed in digital formats, such as CD's and any streaming service you hear, will cut off artifacts from the sound as digital recordings assign 1's and 0's to sounds, 1 being it will exist, 0 being that it won't. Either it's there or it isn't.
But is that how life works? Think about your life right now. Are there nuances to certain situations that cause your actions to be more calculated and thoughtful, your words to be more carefully crafted requiring time and care? Naples Median Sales Price
Dove-tailing into the Naples September 2025 Housing Market Update, we saw big jumps in Pending Sales across the 4 subject areas I focus on month after month. We also saw positive numbers in Total Sales in 3 of the 4 with Golden Gate Estates sliding only 1.6% in September 2025 over September 2024. Remember, all these numbers are in reference to the same month a year prior. The Overall Naples Market continued its teeter-totter Summer/Fall descent in Median Sales Price landing at $550,000 in September, a 6.3% decrease from September 2024. That is a full $104,000 drop from the all-time high in January when rates were around 7%. Today they are hovering around 6.4%.
ZIP 34102 (Old Naples area) shaved off 7.8% from its Median Sales Price while ZIP 34103 (Park Shore) finally popped back up to about $1.6M Median Sales Price after a couple of low months. That equates to a 54.8% appreciation from September 2024. This was fairly predictable after seeing how well 34103 has been doing all year. Just go back and read any one of the 2025 articles I wrote on the Naples housing market to review. Even condo prices are up 50% over September 2024. To be fair, a lot of people put real estate purchases on hold until after the election, and it started right around September 2024.

Naples Pending Sales
Pending Sales are the glimmering hope right now. The dawn bursting out from behind the salty waters and clouds to bath us in new light of opportunity and prosperity. Overall Naples had 30% more contracts executed in September, 34102 is up 21.7%, 34103 up 17.4% and Golden Gate Estates had 52.3% more homes go into contract than September 2024. Buyers are getting ready to move and sellers are meeting them for the dance.
The turn around in the market seems to be materializing, but there is more to be seen. How will New Listings and Inventory play out in January? Will there be a flood of inventory due to lowering rates that also cause prices to fall further? Might be a good time for sellers to start making deals now. Those Pending Sales could continue to be strong as pent up desire activates the motivation of sellers and buyers alike.

Naples Total Sales
Booming Pending Sales tend to blossom into closed sales, and even though some percentage of Pending Sales fall out of escrow, the Overall Naples Market surged 10% higher in Total Sales vs September 2024! Sales are up! ZIP 34102 jumped 7.1% and ZIP 34103 is up 43.8%! Golden Gate Estates stayed flat with 61 closing in September. I have the ability to break out Single Family Homes from Condos and can see that even Total Sales for condos in 34103 are up 36.4%. 34102 shows a dip of 5.6% in condo sales but spiked 30% in Single Family Homes Sales. Many of the condo buildings in 34103 are finally getting to the "done" or "almost done" phase in regard to repairs post hurricane Ian and Milton.
For example, the La Mer building in Park Shore is getting a full paint job, new-off-the-ground building generator, new surrounding concrete for flood panel anchors, new tennis, pickleball and bocce ball courts, grills and shade structures. It's quite a community full of people who really enjoy one another. Many residents have told me that my west facing, 9th floor condo listing is the best floor plan in the building. Naples Days on Market
Median Days on Market has no doubt been a struggle point for the Overall Naples Market, ZIP 34102 & 34103. GGE is actually on the lower end with 38 days (down 28.3%) while ZIP 34102 & 34103 are sitting around 10 year highs, Though 34103 came in 22.4% lower Days on Market that it had in September of 2024. 34102 spiked considerably to 120 days resulting in a 172% increase from September 2024. The reasons could be numerous, but a gap in asking price vs prices buyers are willing to pay bear a bulk of the weight, always.
Listings are starting to move, and the adjustment in prices and inflection point of time on the market could be just what the market needed to get going again. With a surge of New Listings on the horizon, we might see an urgency to get listings sold now by way of price reductions. Looking at the past 7 days, there have been 1230 price reductions of residential listings, including The Last Kings Lake Development which just got reduced by $300,000!
