When in doubt, try try again.
I recently closed a sale in the Pocket/Greenhaven area for a wonderful first time homebuyer who was referred to me by a couple I sold a home to a few years back. This particular transaction had Zillow as the seller. Zillow has entered the market, as of a couple of years ago, as a corporate flipper. Their “Instant Offers” give homeowners a quick way out at a lower sell price. I guess some people are in such a position where they would prefer a quick sale at a much lower price, but if only they knew that they didn’t have to do that. Homes are selling for 101% of asking in the Sacramento County area and I see fixers going for way over what they should. Lot’s of flippers out there fighting for homes.
When the seller didn’t give you the response you wanted after submitting your request for repairs, maybe you should do what my client did and send in a response to the sellers response. My client pretty much echoed her first request but in a slightly different way and then got what she wanted. I was happy to do the extra work since the agent representing Zillow was not much help. Kinda like those forclosure agents who seem to hate their job so much that they have freakin’ automated options on their voicemail. But so is the way of the world. Prices go up and service/quality goes down.
Zillow has been the worst seller to deal with in a loooong time, so I can’t complain too much about the lazy agent. I feel for him. And it’s not like it took him 3 weeks to get the carbon monoxide detector installed in the hallway, he got it in on day 17.
The next time the seller didn’t give you the response you wanted, think back to this advice. Or if you were clever enough to have me as your Realtor, you could ask me for some other options.
