You would be hard-pressed in convincing me that owning a home on the water isn’t on the wish list of just about every person on the planet. Sure, living on a lake or river is nice, but what about being able to walk to your personal boat dock, located just a few steps from your bedroom, to fire up that beautiful boat you just bought and power out to the majestic Gulf of Mexico, with no bridges hindering you? Have you heard what’s going on in Royal Harbor?
Ladies and Gents, the opportunity has come for you to own a piece of waterfront property right in the heart of one of the most coveted neighborhoods in Southwest Florida. Sure, 1660 Sandpiper St took on some water from Hurricane Ian in September of 2022, as did most waterfront properties in Southwest Florida, but remodeling quickly commenced. A full polish of the Terrazzo floors, newly installed AC, new pool pump and pool heater in 2022, new 11-guage metal roof in 2019 and new hurricane rated windows in 2016 has this west facing lot almost to the finish line. These diligent and loving sellers have obtained a quote from high-end veteran Naples contractor, Made in Rio, Inc, who have been building and renovating in Southwest Florida for 25 years. They know what’s going on in Royal Harbor.
But let’s just say that you want to start fresh and build your own home on this .26 acre parcel. You might be able to put up to a 5000 sqft home on that parcel! I know because a friend of mine had local architectural extraordinaries, MHK, draw up a potential 6000sqft replacement home for his .31 acre lot in October 2022. The .05 difference is about 2000 square feet, so these are approximate numbers. “Opportunity is missed by most people because it is dressed in overalls and looks like work.” Thomas A. Edison
You may be thinking, “Geez Josh, at $2,450,000 for the land and another $1.5M to build my dream home, I would have the most expensive home on Sandpiper.” “That’s a busy street!” In addition to pointing out the $10M home across the canal from this home (buyer paid $3.7M for the lot), and the $4.25M home that sold on Sandpiper St last September, I would ask you to take a look around at all of the homes and condos in Naples that are selling for way over the amount one would every think they could. While Homes on Kingfish were selling for under $700,000 back in 2009, a Kingfish home just sold for over $15,000,000 in April 2022. Many will search, and fail to find a parcel on Sandpiper for under $3,000,000 soon. Now is your chance. Look at these other double-head turner’s around town:
Condos at Quattro – Naples Square (Goodlette-Frank & US 41) – Up to $4.5M with no personal dock/Gulf Access, with a view of a hotel or other building at Naples Square.
Palazzo at Bayfront (Goodlette-Frank & US 41) – $2M – $5M with no personal dock/Gulf Access, on the busiest corner in all of Napes (Naples Daily News).
Condos at Metropolitan Aura – Starting at $2.4M with no personal dock/Gulf Access. This community is really cool though. Located at Davis & US41
1520 Sandpiper St – Sold for $4,250,000 in Royal Harbor back in September 2022. Over 20 years old and around $450/sf to duplicate. It’s nice, but not that nice.
I recently had a seller tell me she wants $900K for her little shack right across from the Post Office. She will get it! There is a package listing on Gordon Dr right now for approximately $290,000,000. Trust me, what’s going on in Royal Harbor for $2.45M is pretty darn fair, folks.
